Our Mission

Over the years, it has become apparent that many people face unexpected costs and unwanted stress when taking on the task of building or renovating their home. This is simply due to many not having the industry experience or a clear vision to execute their dream home, which is why I began Tina Lee Designs.

Growing up in a family of cabinet makers and with over 12 years experience in the building and cabinet making industry myself, my goal is to provide a design and project management service to ensure each one of my clients a transparent and stress free experience while creating their dream home.

INITIAL CONSULTATION FEE $250.00

Our initial consultation fee for a two hour on-site meeting where one of our qualified interior designers will discuss the scope of work and explore the project capabilities is $250 (Including GST).

ROOM DESIGN SERVICE – FROM $2800.00

Depending on the scope and size of the project, our full room design service fee starts at $2,800 (Including GST).This service is ideal when planning a smaller in-home renovation. This service can eliminate the need of an architect. It also can be a great way to save on money and enable you to receive accurate quotes from builders. Our designers will work in your home, allowing you to better understand your vision.  All costs associated will be out laid upfront, with an optional reduced hourly cost of $99 per hour. This service is best used when you are unsure of room layouts, wall relocations, kitchen and other furniture placements. A full rendered design will be available for viewing. This price does not included external permissions or reports such as Engineers and do not reflect ownership or transfer of copyright.

CONSTRUCTION PHASE/ PROJECT MANAGEMENT

All costs associated with the construction phase of the project will form part of a separate QBCC approved contract and the relevant payment schedule and terms will apply. Payments are scheduled against set project milestones, so you can rest knowing that the design work won’t proceed without your approval.

Whether you just want help in the initial design, assistance in retaining quotes or the full renovation, we cater a plan to suit your needs.

The design aspect:

Knowing what to do and how to do it can often be overwhelming. Most people know what they like, and have an idea of what they want, but don’t know where to go from there. After our initial consult we will leave you with a clear direction of where to start, what kind of budget you should be considering and how long you would need for the renovation from start to finish.

Our second consult is the design approval stage. Its when we use 3D software to take you through your initial design, and discuss any questions you may have. From this stage you may then choose to move into the quoting stage, or purchase the renders and move forward on your own.

The quoting stage:

Various trades people need different information to quote accurately. Missing certain details on your initial consult can ultimately have a dramatic effect on the final price of the quote. At times this is only discovered during the renovation, which is usually too late. Cabinet makers and stone masons are a prime example of this. Each of these trades manufacture differently which makes it impossible to compare quotes. Ultimately, they are never apples for apples. Most of the time you don’t realise until after they are installed. The price is all in the detail. In most situations there is a reason a quote is significantly cheaper than the next. It is our duty to make sure quality has not been substituted for price.

There are also changes that can be made in the planning stages to eliminate and reduce costs. Shortening benchtops or splashbacks to reduce slabs, changing the design to suit cabinet meterage and compromising on one finish to upgrade others is all areas we specialise in. This changes for every job as no renovation is the same as the last.

Project Management:

Managing a renovation is a complex task. It requires the coordination of many elements and competing schedules. There are suppliers and trades you need to schedule and keep on track. Unexpected surprises may appear that can throw things into chaos. This is particularly true for the inexperienced. In short, expect the unexpected.

Knowing how to deal with it and who to turn to can make all the difference. When hiring a trades person knowing what to tell them and thinking ahead is extremely important. Delays can have a domino effect that can mean time and money. And most importantly the stress a renovation can have on you and your family is overwhelming. Having one person manage your trades can help ease that stress.
